The property features an assortment of both merchantable hardwood and natural pine. Access to the property is excellent with Calhoun RD #3, a gravel county road, running along the west side of the land. Some utilities can be found along this county road allowing for camp/home site potential within the Hampton School District. A camp site exists on the south side of a small pond (no personal property conveys in this sale). The topography is generally flat to gently rolling. According to the USDA NRCS web soil survey, the property is based upon an assortment of sandy/ silt-loam soils which give the tract an average weighted average site index of 86.7 feet for Loblolly Pine (base age 50).
